Buy
For novice or first-time investors, the first step of BRRR involves purchasing a property that is typically below market value due to its need for renovation. we assist our investors in sourcing properties that, with modernisation, can significantly increase in value. We aim to source 'the worst house on the best street', enabling us to work with a Gross Development Value (GDV) that encompasses the property purchase and refurbishment, leaving enough margin to refinance.
Refurbish
Once the sourced property is purchased by an investor, it then undergoes all necessary renovation. This refurbishment can entail anything from minor cosmetic updates to major structural repairs. the aim being to enhance the property's value and therefore rental appeal. We ensure precise quotes and details of all work required in your investment property are provided accordingly, and can offer project management or the duration of the works subject to consultation.
Refinance
Once all renovations are complete, the property's value will have increased to the previously established GDV. Refinancing involves taking out a new mortgage based on the newly appraised value of the property. This allows the investor to reimburse the capital they initially invested alongside additional profits, enabling investors continuously recycle through projects as such.
Rent
The property can be rented to tenants either prior to or following refinancing. WE establish an achievable rental value for our investors, ensuring that this covers mortgage payments and provides additional cash flow. Renting the property not only generates steady income, but also builds long-term wealth through capital appreciation and equity growth.
